Lead Service Technician — Apartment Communities

Job overview

The Lead Service Technician role is based in Mabelvale, AR, and oversees maintenance across apartment communities in Mabelvale, Heber Springs, Cabot, and Russellville. Compensation is $20–$23 per hour. RichSmith Management supports maintenance operations across six communities in the Central-North Arkansas region. The role directs daily maintenance work, develops service teams, and supports property readiness and upkeep across multiple sites. It contributes to reliable apartment operations through preventive maintenance, capital projects, inspections, vendor coordination, staff training, and expense management.

What you'll do

• Direct daily maintenance operations at multiple communities
• supervise and train technicians, groundskeepers, and maintenance staff
• implement preventive maintenance plans and capital projects
• conduct physical needs assessments and assist with budgets
• manage warranties and vendor relationships
• assist with construction inspections and punch lists
• lead site visits and prepare for state inspections
• develop maintenance policies and training
• monitor expenses and suggest cost savings
• participate in hiring, evaluations, and training
• stay informed on regulations and compliance.
