Maintenance Supervisor — Lease-Up Experience

The Service Director role is onsite in Houston, TX, with a 40-hour regular work week and a flexible schedule that includes call during evenings, weekends, and holidays. Compensation is not specified. The Service Director oversees and performs maintenance work to keep buildings, grounds, amenities, and common areas clean, safe, and functional. The role coordinates service requests, make-ready work, preventive maintenance, inspections, supplies, and service team performance to support property standards and resident needs.

What you'll do

• Complete and oversee resident work orders and routine repairs
• manage apartment make-ready work, including inspections, punch lists, vendors, supplies, and quality checks
• establish cleanliness and appearance standards
• inspect work by service team members and contractors
• maintain parts inventory and support budgets
• complete monthly preventive maintenance
• conduct safety meetings and maintain safety documentation
• respond to resident concerns
• document and track service requests
• perform property inspections and lead maintenance team processes.
