What you'll do

• Open escrow files and issue receipts and instructions
• order and review mortgage payoffs, HOA packages, tax certificates, and lien searches
• review title commitments and gather documents to clear title requirements
• coordinate with agents, buyers, sellers, lenders, and attorneys
• balance Closing Disclosures and settlement statements
• prepare closing and deed packages
• coordinate signing appointments
• verify incoming funds and lender wires
• disburse funds according to settlement statements
• package instruments for recording and complete post-closing audit requirements.
