Maintenance Operations Supervisor

The Maintenance Operations Supervisor role is onsite in Albuquerque, NM, and pays $24–$28 per hour. The supervisor reports to the Senior Property Manager and works on mixed-use commercial retail property for Goodman Realty Group. This working-foreman role maintains building systems while supervising the maintenance crew, coordinating preventive and corrective work, and supporting safe, reliable property operations.

What you'll do

• Perform work on building mechanical, electrical, plumbing, and control systems
• develop and document preventive maintenance programs
• schedule crew work
• oversee projects and contract requirements
• prepare service estimates and maintain budgets
• track equipment, tools, and supplies
• manage tenant HVAC services and related billing
• monitor utility and solar meters
• supervise and evaluate staff
• investigate tenant complaints
• coordinate with other supervisors and vendors
• order corrective work and recommend process improvements
• respond to property issues during non-standard hours as needed.
