The Area Maintenance Manager — Residential role is an onsite position in Jersey City, NJ, with compensation of $100,000–$150,000 plus potential bonus. The manager oversees maintenance operations for a large multifamily residential community of more than 1,100 units across multiple buildings. The role leads on-site maintenance teams and oversees daily work, preventive maintenance, unit turns, inspections, and emergency response. It supports resident satisfaction and property performance through technical oversight, regulatory compliance, vendor and project management, and maintenance budget control.

What you'll do

• Lead, schedule, and develop on-site maintenance teams
• oversee work orders, preventive maintenance, unit turns, inspections, and emergency response
• troubleshoot HVAC, plumbing, electrical, fire/life safety, and building automation systems
• ensure regulatory compliance
• manage vendors, contracts, capital repairs, and preventive maintenance projects
• track KPIs, budgets, expenses, and forecasts
• respond to escalated issues and participate in the required on-call rotation.
