Capital Project Manager

Job overview

The Capital Project Manager role is onsite in the Kansas City area, based in Kansas City or nearby, with regional Midwest jobsite travel of approximately 50–75%. Compensation is commensurate with experience and no numeric range is specified. The role supports capital improvements and renovations across Nolan Living’s Midwest multifamily portfolio. The position leads assigned projects from assessment and budgeting through construction, turnover, and closeout. It coordinates contractors and internal partners, manages cost, schedule, documentation, and risks, and seeks to improve asset performance while limiting disruption to occupied communities.

What you'll do

• Manage capital projects through assessment, budgeting, scope development, procurement, contracting, scheduling, construction oversight, turnover, and closeout
• prepare scopes, bid packages, and comparisons
• manage budgets, schedules, invoices, forecasts, contingencies, and variances
• coordinate contractors and project meetings
• anticipate risks
• coordinate work in occupied communities
• report project status
• maintain project records
• evaluate materials and methods for cost, quality, durability, and long-term performance
• use Yardi CM and other project tools.
