The working manager oversees maintenance and upkeep of the physical plant, including buildings, grounds, and engineering, and supervises engineers and potentially other staff. The role supports safe, compliant, and well-maintained resident and common areas through preventive maintenance, inspections, repairs, staffing, budgeting, and safety planning.

What you'll do

• Hire, train, discipline, and terminate department staff in consultation with the Executive Director
• maintain preventive maintenance programs
• coordinate compliance with building, safety, and environmental requirements
• coordinate contractors and verify current insurance and licenses
• inspect life-safety systems
• support capital budgets and bids
• coordinate apartment and common-area maintenance and repairs
• oversee grounds, snow removal, and waste removal
• coordinate staffing schedules
• manage budgets, files, and inventory
• conduct training and meetings
• address resident concerns
• prepare applicable resident charges
• implement safety and disaster plans
• lead safety committee meetings
• participate in the Manager on Duty program.
