Job overview

The Property Manager – Riverwood Commons I & II role is onsite in San Marcos, TX, with compensation of $21–$26 per hour. Fairway Management, a division of JES Holdings, manages affordable housing communities and works to provide quality housing where families are proud to live. The schedule is Monday through Friday, 8 a.m. to 5 p.m. The manager oversees day-to-day property operations, resident service, leasing, budgets, staff, and affordable-housing compliance. The role helps maintain safe, well-managed communities and supports occupancy and service goals while meeting regulatory requirements.

What you'll do

• Ensure compliance with Fair Housing and affordable-housing regulations
• collect and deposit rent
• address resident inquiries and work orders
• maintain applicant waiting lists
• manage budgets and leasing
• conduct initial and annual certifications
• prepare for inspections
• process applications
• supervise property staff and vendors
• organize community activities
• lead marketing and leasing strategy
• and conduct regular unit inspections and property walks. Be available for after-hours emergency on-call needs and travel to required training or conferences.

Why this role

Requires a high school diploma or equivalent, 2+ years of affordable-housing experience with LIHTC or Section 8, and a solid understanding of Fair Housing. Fair Housing training and RealPage OneSite experience are preferred.
