Director of Finance — Real Estate, Land and Leases

The Director of Finance role is onsite in San Francisco, CA, with compensation of $235,000–$275,000 per year plus bonus. Crusoe’s mission is to accelerate the abundance of energy and intelligence through vertically integrated AI infrastructure. The role owns financial due diligence, commercial structuring, and lifecycle tracking for land and real estate transactions supporting data center campuses. It evaluates site economics and financeability, supports negotiations and financing decisions, and builds scalable processes for a growing land portfolio.

What you'll do

• Lead financial due diligence on land acquisitions, ground leases, and site-control agreements
• model acquisition and lease economics, taxes, incentives, and site costs
• partner with Legal, Real Estate, and Power teams on title, easements, zoning, utilities, and environmental factors
• advise on purchase agreements, leases, options, and financing structures
• support negotiations on economic-development incentives and tax agreements
• track assets and lease obligations through their lifecycle
• partner with Accounting on land, lease, and capital-cost treatment
• provide analysis for board, investor, and lender diligence
• build scalable portfolio processes and tools.
