Land Development Project Manager

Job overview

The Land Development Project Manager is an onsite, field-based role in Brambleton, VA, with regular site visits and possible early-morning coordination meetings. Compensation is $81,000–$110,000 per year. The role oversees residential, commercial, and mixed-use development projects from preconstruction through completion. The position coordinates field operations, schedules, budgets, contractor oversight, and compliance so projects progress safely and according to approved plans and requirements. It works closely with contractors, consultants, surveyors, utility providers, regulatory agencies, and internal stakeholders through project closeout.

What you'll do

• Manage land development projects from preconstruction through closeout
• review schedules, budgets, cost forecasts, and resource allocations
• manage documentation, change orders, and contractor performance
• review and approve contractor and vendor invoices
• coordinate inspections and resolve deficiencies
• identify risks and corrective actions
• monitor construction progress, safety, and compliance with plans and regulations
• coordinate site inspections, utility installations, grading, and infrastructure improvements
• maintain project records and provide leadership updates
• manage punch lists, final inspections, closeout documentation, and bond releases.
