The Lease-Up Property Manager – Sablemill Apartments role is onsite in Charlotte, NC; compensation is $68,000–$72,800 per year, with lease-up bonus potential of $15,000. The role leads operations for Sablemill, a new 281-unit Class A multifamily community, from pre-leasing through stabilization and ongoing operations. As the primary onsite leader, the manager establishes property systems, builds and develops the team, achieves leasing and occupancy goals, manages budgets, and transitions the community from construction to stable operations. The role also sustains resident service, financial performance, and property standards over time.

What you'll do

• Open the leasing office and establish operating systems and procedures
• coordinate property-management platform setup
• develop market and pricing recommendations
• partner on the property launch plan
• manage pre-leasing workflows
• recruit, train, and lead the onsite team
• establish vendor contracts and budget processes
• coordinate unit walks and construction turnover
• deliver leasing, occupancy, and revenue goals
• manage budgets, reporting, compliance, maintenance coordination, and resident experience.
